A slab leak repair stops the source. It does not remove the water already inside your building.

A slab leak — a water line failure occurring beneath a concrete slab foundation — can run undetected for days or weeks. That released moisture moves into the plywood or OSB subfloor. From there it reaches the finished flooring above and the baseboards at the perimeter. In a finished apartment, it has nowhere to go. It does not evaporate. It moves sideways into wall cavities and downward into the building envelope.
The floor may feel slightly soft. A baseboard may show discoloration. A wall may feel warmer than it should. These are signs that subfloor saturation — the condition in which the structural layer beneath your finished floor has absorbed water past the point of safe function — is already underway. A property owner calls after their plumber finishes. They show me the repaired pipe location. Then I run a thermal imaging scan — infrared camera technology that detects temperature differentials in building surfaces caused by moisture — across the surrounding slab, subfloor, and lower wall assemblies.
On a recent job in East Flatbush, the plumber’s repair point was near the bathroom. The mold activation threshold for wood-based materials sits around 20% moisture content by weight. OSB subfloor saturated by a slab leak routinely reads above that level for two to three weeks after the plumber finishes. No flooring is pulled on a slab leak job until thermal imaging and moisture meter readings define the affected boundary.
Property owners sometimes ask whether we can skip the imaging and just start drying. Without thermal imaging, the only way to find concealed moisture is to open material and check. That means pulling flooring in areas that might be dry, then finding wet areas further away, then pulling more. The process becomes destructive by default.
With thermal imaging, we scan the surface and identify every zone where the temperature differential indicates moisture presence. Then a calibrated moisture meter confirms the reading and quantifies it. The result is a written moisture map — zone by zone, material by material, reading by reading — before any subfloor is exposed. Thermal scan

Written map

Drying Concrete Takes Longer Than Drying Drywall — What That Means for Your Timeline
Concrete and wood dry at fundamentally different rates. A slab leak job has both — and the slower one sets the timeline.
The first visit establishes the moisture map. For slab leak jobs, the concrete readings are the baseline we care most about on day one. Concrete is dense and holds water at depth. A surface reading can look acceptable while the material at depth remains significantly saturated, so we use pin-type meters that measure at penetration depth rather than surface contact.
Drying equipment placement is a two-layer problem. Air movers and dehumidifiers address the subfloor wood and wall materials above. Desiccant dehumidifiers or specialized slab drying mats address the concrete below. In a Brooklyn ground-floor apartment we are often working in a finished space — kitchen tile, bathroom tile, hardwood overlay. Some floor coverings stay in place and equipment works beneath them through perimeter access. Others need to come up. The thermal map tells us which scenario we are in before we start.

Questions Property Owners Ask After the Plumber Leaves
My plumber already fixed the leak. Why do I need anyone else?
The repair stops the source. It does not remove the water the slab already absorbed. Concrete releases that moisture gradually into the subfloor and baseboards for two to three weeks afterward, which is well past the point where wood-based materials cross the mold activation threshold. The plumbing scope and the cleanup scope are separate work.
The floor feels completely normal. Is there really a problem?
Often yes. On a recent East Flatbush job the floor felt fine underfoot across three rooms, and the meter still read above threshold in the subfloor OSB. Slab moisture is distributed at depth rather than pooled on the surface, so touch is not a reliable test. The thermal scan is.
Will you have to tear up my whole floor?
