Mold you can see on a wall is the exterior of a colony. The colony itself has grown into the drywall paper, the wood framing behind it, or the ceiling tile above it. These are cellulose substrates — organic building materials that feed mold growth when moisture is present.

When we take a moisture reading on the wall behind that staining, it almost never shows current elevated moisture at the surface. The surface dried out. The colony did not leave. Stachybotrys grows slowly on materials that have been repeatedly wet and dried over time. By the time the dark pigmentation is visible, the colony has been in the drywall paper for weeks — sometimes months.

The surface color tells you the mold is there. The moisture meter reading tells you how far it has gone. Those are two different questions. We answer both before anything comes out.

The distinction between surface mold and embedded mold matters because it determines scope. Surface mold — visible on the face of a material — is sometimes addressable without removing the material. Embedded mold — mold that has grown into the material substrate — requires physical removal of the material itself.

NY State waste handling requirements govern how removed material is contained, labelled, and transported off-site. Proper disposal prevents contamination from spreading during transport. A verifiable disposal record also matters when closing HPD violations or resolving lease disputes — documentation gaps create problems at both of those stages.

Every removal job we complete produces a disposal record. That record shows what materials came out, how they were packaged, and that they were handled under applicable NY State requirements. The property owner receives that documentation as part of the job close-out.

Questions Residents Ask About Black Mold Removal

I cleaned it and it came back darker. Why?

Because the colony is not on the surface, it is in it. What you see on the wall is the exterior of growth that has gone into the drywall paper or the framing behind it. A household cleaner takes off the face and leaves the substrate colonised, so it returns — usually darker, because the growth has had more time.

How do I know if it is actually black mold?
