Four Things to Do Right Now Before the Extraction Crew Arrives

Stop the water first. Everything else comes after that.

If you can reach a shutoff valve, turn it. If you cannot find it, call your building super immediately. Do not wait.

1. Shut off the water at the source. In an NYC apartment, the shutoff for your unit may be under the sink or behind the toilet. In a high-rise, it may be in the hallway riser closet. If you cannot access it, your super or building staff can. The water has to stop running before anything else matters.

2. Stay clear of electrical appliances in the affected area. Standing water and live circuits are the most immediate hazard on any emergency water removal job. Turn off the breaker for the affected room if you can do it safely from a dry location. If you cannot, stay out of the water and wait for the crew.

3. Clear a path for equipment. Truck-mounted extraction equipment is large. Clear hallways, doorways, and the path from the building entrance to the affected unit. Every minute spent moving furniture delays the extraction.

In New York City’s older residential buildings, finding the shutoff valve is often harder than it sounds.

Pre-war high-rises were built with plumbing risers that serve multiple floors from a single vertical stack. The shutoff for any individual unit’s supply line may sit inside a locked mechanical room two floors below or behind a panel in a common corridor. Building staff know where it is. Tenants often do not.

The shutoff valve location is not standardized across NYC buildings. A Park Slope brownstone and a Crown Heights pre-war apartment building can have completely different riser configurations, even if they were built the same decade. The valve that controls water to your unit may require the super to physically enter a mechanical room, turn a specific valve on a specific riser stack, and confirm with you that the flow has stopped.

That process takes time. During every minute of it, water is moving. In a high-rise, water travels through the floor assembly below the source point and into the ceiling of the unit below. By the time a burst pipe is shut off in a 15-story building, three floors may be involved — which is why the containment work of water mitigation begins the moment extraction is underway.

When a pipe fails in a high-rise apartment, the water you can see on the floor is the easy part. It runs along the top of the subfloor under the hardwood. It follows the path of least resistance into the wall cavity at the baseboard. It drops through slab penetrations and lands on the ceiling tiles two floors below. The water that left the standing pool five minutes ago is now inside the structure.

So the readings come first. We run calibrated moisture meters and thermal imaging across every affected surface on arrival — the floor, the adjacent walls, the ceiling of the unit below — before extraction equipment starts. The thermal camera identifies temperature differentials that indicate wet areas. The meter confirms and quantifies moisture at the surface. Together they produce a spatial record of the damage that defines the extraction and drying scope.

A second set of readings is taken after the standing water is gone. That pass captures what remains inside the structure once the surface is clear, and it is what the drying plan is built from. Extraction without mapping first risks missing absorbed moisture that will drive mold growth within 48 to 72 hours.

Both records serve the same second purpose: they create a baseline for the insurance adjuster. Scope disputes happen when moisture mapping is not done at the start. We do it on every job, before the truck-mounted extraction begins. Where the source is concealed rather than obvious, we run it as a standalone moisture detection and leak tracking job.

The sequence

STEP 01

Shut Off

The water source stops first. If the shutoff valve is accessible to the occupant, they handle it before the crew arrives. If it requires building staff access to a mechanical room or riser closet, building management coordinates the shutoff while we are in transit. Extraction does not begin until the source is confirmed off.

STEP 02

Map

Calibrated meters and thermal imaging record moisture across every affected surface on arrival — floor, adjacent walls, and the ceiling of the unit below. Readings are recorded by zone and by material type. The map defines the extraction scope.

STEP 03

Extract

Truck-mounted equipment is positioned and standing water is removed from floors, under appliances, and from accessible subfloor areas. Submersible pumps handle deep pooling first. A second reading pass follows extraction to capture what remains inside the structure.

STEP 04

Dry

Air movers and dehumidifiers are positioned to match the moisture distribution. Settings are calibrated to the materials present: hardwood subfloor dries differently than drywall, and concrete differently than either. Daily monitoring tracks progress.

STEP 05

Verify

When readings across all zones return to acceptable levels for the materials present, the drying phase is complete, measured against the IICRC S500 dry standard. The verification reading is documented. That document closes the job and supports the insurance claim.

Coordinating With Con Edison When Electrical Panels Are Near the Water

Standing water near an electrical panel is a safety stop — work does not proceed until the power is confirmed off.

This is an NYC-specific reality that comes up more often than people expect. In older Brooklyn and Queens buildings, electrical panels are sometimes located in basement utility rooms, in building corridors near the main entry, or in mechanical closets adjacent to plumbing risers. When a significant water event reaches any of those locations, the panel requires attention before work continues.

Con Edison coordination — contacting the utility to de-energize circuits where standing water has reached electrical equipment — is a prerequisite before extraction crews can safely operate in those areas. This is not a bureaucratic delay. It is the step that allows the crew to work safely in the affected zone.

If water has reached a panel or junction box, we call Con Edison to request de-energization of the affected circuit or service entrance before extraction begins in that zone. Response timelines vary with call volume. We begin extraction work in the confirmed-clear zones immediately while we wait for electrical confirmation on the affected zone.
