Every time I get to a job where mitigation was delayed, the scope is larger than it needed to be. Not because the initial event was severe. Because the water kept moving after the event was over.

Here is what that looks like in a typical NYC building. A water supply line fails inside a wall cavity on the fourth floor. The unit owner does not notice immediately — the water is inside the wall, not on the floor. By the time it becomes visible, it has already traveled horizontally along a floor joist and dropped into the ceiling assembly of the unit below.

At that point, we are dealing with at minimum two units. The fourth-floor unit where the line failed, and the third-floor unit where the ceiling is now wet. In a pre-war building with plaster-and-lath construction, that ceiling assembly holds moisture differently than modern drywall. It does not show water staining quickly. It absorbs. The moisture is present and active long before any visual indicator appears.

Containment goes up first. Physical barriers at doorways and penetrations create negative air pressure inside the affected zone. Water-laden air stays in. Unaffected building areas stay dry. Extraction equipment follows. Is water mitigation the same thing as water damage restoration?

No. Mitigation is the phase that stops ongoing damage — containment, extraction, and the start of drying. Restoration is the work that repairs what was already damaged and returns the property to pre-loss condition. They are separate scopes with separate documentation, and your insurance adjuster evaluates them separately.

Why do you produce a separate mitigation report instead of one combined invoice?

Because a combined document makes it impossible for an adjuster to tell what was done to stop the damage versus what was done to repair it. That ambiguity causes delays and disputes. How fast do you need to be on site for mitigation to matter?

Do you need access to every unit in the building?
