I have been to jobs where the call comes in after an unrelated repair opens a wall. That is when everyone discovers the mold that has been growing on the back of the drywall since the previous winter. The resident noticed the paint was slightly soft. The unit above said their pipes were fine. The super looked and shrugged. Three months passed.

When I run a moisture detection job, the first thing I do is set up the thermal imaging camera before I touch a single surface. The camera detects temperature differentials — wet materials cool at a different rate than dry ones, so it shows me where moisture is present without opening anything. I move across the full symptom zone in a grid pattern.

Then the calibrated moisture meter confirms what the camera flagged. Calibrated means it is set to the specific material — wood, concrete, drywall — not a generic baseline. A reading accurate for drywall is not accurate for the plaster-and-lath walls in a pre-war Brooklyn co-op. The two instruments together produce a moisture map: a spatial record of elevated readings, documented in writing with images attached.

Thermal scan, meter confirmation, and written report — in that order, every time.

The job begins with a full thermal imaging scan of the symptom zone. The infrared camera identifies surface temperature differentials across the walls, ceiling, and floor within the defined area. Wet materials hold and release heat differently than dry materials, and that difference appears on the thermal image as a temperature contrast. This stage covers the full zone, not just where the symptom is visible.

Every area flagged by thermal imaging then receives direct moisture meter readings. The meter confirms moisture presence and quantifies it against the normal baseline for that material type — concrete has a different acceptable range than drywall or hardwood flooring. Adjacent materials not flagged by the camera also get tested, because moisture can be present in a substrate without producing enough surface differential to appear on the scan.

The final deliverable is a written moisture map with thermal images, meter readings by zone, material notations, and a plain-language summary. It identifies where moisture is elevated, at what level, and in what material, and includes a recommended next step — whether that is remediation scoping, a plumbing follow-up, or confirmation that the assembly is within normal range. Where a plumber has already repaired a slab line, slab leak cleanup is the scope that follows.

The super looked and could not find anything. What will you do differently?

A visual check finds the symptom, not the source. Water in a pre-war building moves laterally along pipe chases and masonry joints, often several feet before it surfaces, so the wet paint and the leak are frequently in different parts of the assembly. Thermal imaging shows where moisture is present without opening anything, and the meter then quantifies it.

What if you find nothing?
